Location: Tensas Parish, Latitude: 31.989860 Longitude: -91.403503.The sawmill tract is located approximately 10 miles southwest of Newellton, Tensas Parish, Louisiana. This property lies less than a mile south of the Buckhorn Wildlife Management Area and is in the general vicinity of Lake Formosa and Lake Marydale.

General Information: The sawmill tract is one of the largest remaining bottomland hardwood areas that previously belonged to Fisher Lumber Corporation. Fisher acquired thousands of acres of prime hardwood timberland in order to provide wood to be used in the manufacturing of automobile bodies by General Motors, their parent company. After car bodies progressed to all-metal construction, Fisher Lumber Corporation continued to manage their woodlands for the production of high quality hardwoods. In some cases, tracts having lands suitable for farming were cleared. The sawmill tract had excellent timber production capabilities in addition to having a ridge and swale topography that made it unsuitable for farming and was thus spared from the bulldozer. Elevations on the Sawmill tract are in range of 65’ -70’ MSL. The current timber stand of mature hardwoods is excellent. The conservation easement allows for some limited harvesting sometime around 2019.
Streams, Water Courses and Water Regime: The sawmill tract is unique in that there are virtually no streams draining the tremendous amount of water collected in the system of narrow cypress brakes that traverse almost the full length of the property. Only one flowing stream, Crooked Bayou, transports collected runoff through and away from the area. The ridge and swale topography causes the ridges to drain well and the brakes to serve as pooling basins for the accumulated runoff. Water is transported from the area drains toward Tensas River. The stages of Tensas River have little effect on the speed with which the Sawmill tract is drained following periods of excessive rainfall.

Wildlife: The Sawmill tract is home to an excellent deer herd. The current tenants are mostly bow hunters and take 150-160+ class deer every year, with larger ones seen on camera. Genetics in the area are excellent. The cypress brakes show a significant amount of water and attracts wintering waterfowl. The duck hunting can be excellent at times with the abundant flooded oak flats. There is also a portion of the west side that is green timber for duck hunting. The large amount of water should allow for several alligator tags each year. Frog hunting is also an added bonus. Small game is abundant.
