Additional Hunting Property For Sale Information
25.12 acres GREAT Hunting and private. All wooded with approx 12 acres of mature timber to help reduce cost if needed to almost half with a good strand of smaller white oaks to replace it. Abundant wildlife. If you’re looking for a GREAT hunting property with incredible potential and at the lowest cost of any property in the USA (other than desert) this is it. This property is Very close to Clay County where the wild Elk herds roam free.... more A large bull was shot approx. 1 mile from this property a few years ago. Maps show elk counties and location of this property is on far east boundary of Jackson co adjacent to Clay county. In short amount of time this area is predicted to see the elk increase. Very close to Daniel Boone National Forest and the wilderness is nonstop with very few houses in between. We routinely see 60 deer within a 2 mile range have had several black bear feed on deer feeders and turkeys are abundant. Priced for FAST sell this property will not disappoint. The vast amount of woods vs very small population of homes equals virtually NO hunting pressure. It is conmmon not to hear a gun shot on opening day Property is a long mountain valley which goes up both sides and includes the tops. ALL of the property is hunt able with no hill sides so steep the property is not usable as many are (beware) The valley has a natural spring that could easily be tapped with a pipe for constant fresh spring water with the area always 10 degrees cooler. Property was completely surveyed which is very costly on these deep private properties where no one has had one and no one knows really how many acres they actually own which is why a property is listed as a +/- number of acres. The best properties in the deep areas rarely have viable known bounderies which can make the number of acres a owner THINKS they have and advertise Not necessarily even close. Upon my complete survey the neighbor who had always thought they owned 120 acres ended up only owning 85. Beware of any listed as a + or - amount of acres. I secured additional property markers on 90% of it in addition to surveyors. Price is FIRM don’t ask, it’s already the lowest best property one will find. 2-3 deer stands will likely go with property but not guaranteed. There are several places a small cabin would be ideal with great views in fall/winter. Property tax approx. 65.00 per year!
